Landlord Responsibilities

Energy Performance Certificate

An EPC is a document which sets out the energy performance of the property – This also helps determine running costs.Β 

This is valid for 10 years. All landlords are required to purchase an EPC before letting a property.

Gas Safety Certificate

This is to ensure all appliances, pipes and flues are in safe and working order – this must be carried out every 12 months by a qualified Gas Safe Register engineer.

Electrical Installation Condition Report

An (EICR) identifies any problems with your properties electrical systems. This allows a qualified engineer to fix any problems, bringing your home up to a safe and legal standard.

From April 1st 2021 this becomes a legal requirement.

All landlords must provide installed and working smoke and carbon monoxide alarms on their property. There must be at least one smoke alarm installed on every story and a carbon monoxide detector in any room containing a fuel-burning appliance.

In 2019 a new law came into force to make sure rented properties are ‘fit for human habitation’ meaning, it’s safe and free from things that could cause serious harm.
